Following a site study / visit with the Client we will create a concept in rough sketch format for discussion and review by the Client. This may be part of a charette process with the Client participating as the concept evolves. There may be more than one concept that arises from the process.

With an approval of the Concept Phase the design will be studied in greater depth and will be input into the computer. Results will be floor plans, elevations, site plans, sections and may include 3D perspectives.

Upon approval of the Schematics this phase will go into actual construction details and will involve all consultants for the project. The goal in this phase is to solve as many issues with the design as possible as we prepare for the Construction Document phase.

The computer documents, including all consultant’s input, will be assembled and coordinated.

These documents will be used for submittal to the governing agency which includes the building department, planning department, and public works. They will also be used by the contractor for final pricing and by which the building will be constructed.

Job site visits to meet with the contractor, consultants to observe that the construction is being done in accordance with the Construction Documents. It may also include telephone, email and text messages of questions or clarifications.
